Maintenance 101
When it comes to maintenance management there are typically two types, either Run-to-Failure or Preventive Maintenance. Run-to-failure is a reactive management technique that waits for machine or equipment failure before any maintenance action is taken. It is in true a no-maintenance approach to managing assets. Research indicates that the majority of motor owners in the Kingston Metropolitan Region (KMR) utilise this method to maintain their vehicles. However, it is the most expensive method of maintenance management. As such, individuals who participated in our research cited the following problems:
On the other hand there is Preventive Maintenance, which includes tests, measurements, adjustments, and parts replacement, performed specifically to prevent faults from occurring. It is designed to preserve and restore equipment reliability by replacing worn components before they actually fail. Preventive maintenance activities include partial or complete overhauls at specified periods, oil changes, lubrication and so on.
